Deposits & Payments

A deposit equal to three (3) night stay accommodations is required at time of booking with the balance due in full twenty-one (21) days prior to arrival.


In the unfortunate event a cancellation is necessary, a full refund we be processed if received no later than seven (7) days prior to the arrival date except for winter season which requires a twenty-one (21) day advance notice. A three (3) night penalty per room will be assessed inside the timeline.

We recommend purchasing trip Insurance.

Minimum Night Stays

Three (3) night minimum in Off Season

Five (5) night minimum in Value Season

Seven (7) night minimum in Season

Extra Person Charge

$25 for a crib

$35 for an air bed

Hurricane/Bad Weather Policy

In the unfortunate event that Hurricane Warning is issued for St. Thomas, a full refund will occur for a confirmed guest reservation that is not allowed to fly into the Virgin Islands. For confirmed guests that take it upon themselves to cancel for anything other than a Warning, such as Watch or tropical warning, we allow for bookings to be moved to a future date within the same seasonal rate structure.
